The spatial variation of moderating effects of density and natural amenities on housing prices in Wuhan, China

Abstract

Along with China’s rapid urbanization in major cities, how to provide better housing with amenities that residents prefer in a high‐density environment becomes an important issue for both academia and policy practitioners. The compact city debate on residents’ preferences related to density and amenities is a hot topic in China. This research investigates the moderating effects of density on natural amenity premium and housing prices in Wuhan, China. By collecting housing data through web crawling techniques, we develop regression models with interaction terms and geographically weighted regression models to find that housing prices in Wuhan are a result of the interaction of density and amenities. Negative impacts of density and positive impacts of proximity to the Yangtze and Han Rivers on housing prices lead to the moderating effects of density on the river proximity premium within 800 m from the rivers. In addition, the results show the positive impacts of urban amenities of schools, central business districts (CBDs), and metro stations on housing prices beyond 800 m from the rivers. These findings help planners develop the density approaches and amenity‐oriented land use strategy. Junto con la rápida urbanización de China en las grandes ciudades, la forma de ofrecer mejores viviendas que gocen de los servicios que prefieren los residentes en un entorno de alta densidad se convierte en una cuestión importante tanto para el mundo académico como para los políticos. El debate de la ciudad compacta sobre las preferencias de los residentes en relación con la densidad y los servicios es un tema candente en China. Esta investigación estudia los efectos moderadores de la densidad sobre la prima por dotaciones naturales y los precios de la vivienda en Wuhan (China). Mediante la recopilación de datos sobre la vivienda a través de técnicas de rastreo de la Web, se desarrollan modelos de regresión con términos de interacción y modelos de regresión ponderados geográficamente con los que se descubre que los precios de la vivienda en Wuhan son el resultado de la interacción entre la densidad y los servicios. Estos resultados ayudan a los planificadores a desarrollar enfoques de densidad y estrategias de uso del suelo orientadas a los servicios. 中国の大都市における急速な都市化に伴い、住民が好むアメニティを備えたより良い住宅を人口密度が高い環境においてどのように提供するかは、学術界と政策実務者の両方にとって重要な課題となっている。人口密度とアメニティに関する住民の選好性をめぐるコンパクトシティの議論は、中国では関心の高い課題である。本稿では、中国の武漢における自然アメニティプレミアムと住宅価格に対する人口密度の緩和効果を調査した。ウェブクローリング技術を用いて住宅データを収集することにより、相互作用項を持つ回帰モデルと地理的に重み付けした回帰モデルを開発したところ、武漢の住宅価格が人口密度とアメニティの相互作用の結果であることがわかった。人口密度の負の影響と揚子江と漢江に近接する地域の住宅価格への正の影響は、河川から800m以内の河川近接プレミアムに対する人口密度の緩和効果をもたらした。さらに、その結果から、学校、中心業務地区、地下鉄駅、以上の都市アメニティが河川から800 m以上離れた住宅価格に及ぼす正の影響が示された。この知見は、計画者が人口密度への対処法とアメニティ指向型の土地利用の戦略を開発するのに役立つ。
