도이모이 이후 베트남의 주거 이동, 선택, 가격 결정요인 연구: 호치민시 사례 중심으로

Abstract

사회주의 국가 베트남은 1986 년 도이모이 정책을 통해 시장을 개방하고경제개혁을 단행하면서 괄목할만한 경제성장을 경험하고 있다. 꾸준한해외직접투자(FDI)와 제조업 성장으로 해마다 6-7% 경제성장률을 기록해왔다.그러나 이런 변화는 호치민시의 급격한 도시화와 인구 유입을 초래했고 인프라부족, 교통체증, 환경오염, 치안 불안, 주택 부족 및 슬럼 확산 등 다양한사회적 환경적 문제를 야기했다. 특히 급증한 주택 수요보다 주택공급이 턱없이부족해 저층 초고밀의 자조(Self-built)주택 지역이 난립했고 이는 도시계획 및관리에 큰 도전이 되고 있다. 이런 맥락에서 본 연구는 도이모이 정책 이후진행된 사회주의식 시장경제체제, 토지 주택 제도 변화, 도시화 현상,주택개발현황 등을 고찰했고 주민들의 주거 이동 및 선택과 주택가격결정요인들을 연구했다. 이론적 배경으로 다양한 주거 이동성 (Residential Mobility) 요인들과 가격 결정요인(Price Determinants)을 고찰했고, 호치민시연구 지역 현장조사 및 주민인터뷰 등 실증적 연구방법을 통해 주거 이동 및주택 선택의 실태를 분석했다. 더 나아가 실제 주택가격 결정요인에도 주거이동 요인들이 관찰되는지 확인하였다. 이런 맥락에서 본 연구는 크게 세 가지연구 과제로 구성된다.
