The relative importance of structural and locational effects on apartment price variations in a medium-sized German city

Abstract

Neben spezifischen Objektattributen ist die Lage eine der fundamentalen Immobilienpreisdeterminanten. Aber wie bedeutsam ist die Lage im Vergleich zur Wohnfläche oder zum Alter einer Immobilie? Unsere Ergebnisse zeigen, dass die relative Bedeutung der Lage hinsichtlich des Bestimmtheitsmaßes von der Spezifikation der hedonischen Modelle abhängt. So hat sie einen relativ geringen Einfluss auf die Preisvariation und einen starken Einfluss auf die Preisvariation pro qm. Folglich ist die Lage nicht immer der Hauptpreistreiber. Ihr Erklärungsbeitrag fällt je nach Modellspezifikation unterschiedlich aus. Copyright Springer-Verlag Berlin Heidelberg 2015
