Zukünftige Trends und ihre Auswirkungen auf Wohnungsgenossenschaften: Ausgewählte Ergebnisse einer modelltheoretischen Analyse auf Basis von Jahresabschlussdaten

Abstract

Wohnungsgenossenschaften sind mit zunehmenden Herausforderungen konfrontiert. Der Markt für Wohnimmobilien hat sich in den vergangenen Jahren stark verändert und auch für die Zukunft ist davon auszugehen, dass sich die Wettbewerbsbedingungen aufgrund von externen Einflüssen verschärfen werden. Der frühzeitigen Risikoidentifikation kommt aus diesem Grund eine hohe Bedeutung zu. Zu diesem Zweck widmet sich das vorliegende Arbeitspapier der modelltheoretischen Aufarbeitung zukünftiger Trendeinflüsse auf Wohnungsgenossenschaften. Hierzu wird mithilfe eines modelltheoretischen Simulationsrahmens die wirtschaftliche Entwicklung von Wohnungsgenossenschaften unter verschiedenen Trendkombinationen prognostiziert und anhand eines Bewertungssystems aus Kennzahlen und Indikatoren analysiert. Um der genossenschaftlichen Governance hinreichend Rechnung zu tragen wird dabei auch das Entwicklungspotenzial des MemberValue explizit betrachtet. Auf diese Weise können wohnungsgenossenschaftliche Optimierungspotenziale aufgedeckt werden und heterogene Ansatzpunkte zur Risikoprävention erarbeitet werden.
