What Airbnb does to the housing market

Abstract

•Our model predicts that house prices rise more than rents with Airbnb presence.•Airbnb presence in a borough increases house prices and, to a lesser extent, rents.•Results suggest that tourist renting may offset increased housing costs for owners.
