Análise das forças macroambientais e os agentes microambientais nos mercados internacionais: Caso do mercado residencial da Costa Rica

Abstract

Não existe empresa de real estate imune às ameaças de seu entorno. Saturação do mercado, declínio geral da procura, pressões da concorrência e obsolescência de seus produtos são algumas das situações que podem levar as empresas a revisar suas estratégias de produção e mercado. Por essas razões, o desenvolvimento de mercados em latitudes internacionais apresenta-se como uma opção para as empresas de real estate que desejam alcançar certo patamar em seus objetivos de lucro e crescimento, aproveitando a abertura dos mercados internacionais e condições favoráveis destes como: políticas de ordenamento urbano, liberação de taxas fiscais e mudanças demográficas. Cria-se então a necessidade de avaliar estes mercados estrangeiros com o propósito de validá-los como possível objeto de ação. O objetivo deste trabalho é mostrar as forças macroambientais e os agentes microambientais nos mercados internacionais de real estate residencial que influem no desempenho das empresas. Foram analisadas as principais conjunturas econômicas, políticas legais e socioculturais da Costa Rica que influem em seu mercado residencial, e as características próprias destes como: demanda máxima, linhas de crédito, ação da concorrência entre outras, destacando destes elementos exógenos as oportunidades e ameaças que as empresas estrangeiras podem enxergar neste mercado. Conclui-se da análise ambiental que em mercados internacionais como o costarriquenho as conjunturas econômicas atuais poderiam representar um risco para o desenvolvimento de negócios em real estate, mas, por outro lado, as conjunturas político-legais dariam vantagens às empresas com experiência em projetos de alta densidade habitacional e as condições socioculturais forneceriam recurso humano de qualidade. Também ficou claro que os agentes microambientais, como o tamanho do mercado, o sistema financeiro para moradia própria e a atuação da concorrência local são quem definem quão atrativo é este mercado para as empresas interessadas em internacionalizar suas atividades.
