Abstract

Zusammenfassung p ]Das Kreditangebot der Banken in der Wohnungsbaufinanzierung hat sich in den letzten Jahren um eine Vielzahl von Darlehensvarianten mit unterschiedlichen Produktkomponenten erweitert. Dies betrifft insbesondere die Einräumung von Wahlrechten, die Bankkunden gesetzlich oder vertraglich berechtigen, zu einem zukünftigen Zeitpunkt in den Zahlungsstrom des Darlehens einzugreifen. Am Beispiel von Kündigungsrechten werden die bereits in der Literatur existierenden Bewertungsansätze in einen einheitlichen Bewertungsrahmen überführt. Der Hauptfokus der Arbeit bezieht sich auf die Frage, wie ein separater Ausweis von Margenschäden (Ausfall kalkulierter Ergebnisbeiträge) und Kursschäden (Refinanzierungsanpassung) aus der Perspektive der Bankensteuerung vorzunehmen ist. Eine Sensitivitätsanalyse des erwarteten Margen- und Kursschadens verdeutlicht den Einfluss wesentlicher Faktoren auf die Schadenshöhe. Die Ergebnisse zur Optionsbewertung und der Prämienaufteilung entsprechend ihrer Risikoursache werden anhand eines numerischen Beispiels illustriert. Unter Annahme eines rein umfinanzierungsbedingten Kündigungsverhaltens werden hierbei sowohl Marktdaten über die aktuellen Kapitalmarktzinsen als auch Marktdaten zur beschreibung der Kundenkonditionen herangezogen.
