Rola kosztów budowy w kształtowaniu cen mieszkań w Polsce

Abstract

Celem artykułu jest empiryczna weryfikacja hipotezy o występowaniu zależności długookresowej pomiędzy ceną i kosztami budowy 1 m2 PUM oraz dodatkowo zobrazowanie i omówienie znaczącej rozbieżności pomiędzy wartościami przyjmowanymi przez analizowane zmienne. Narzędziem, które umożliwiło przeprowadzenie analizy jest model panelowy oszacowany na podstawie danych z 6 dużych miast w Polsce (tzn. Krakowa, Łodzi, Poznania, Szczecina, Warszawy i Wrocławia). Z punktu widzenia celu głównego szczególnie interesująca wydaje się ocena zależności pomiędzy kosztem budowy 1 metra kwadratowego PUM, a jego ceną transakcyjną. Relacja ta jest warunkowana wieloma czynnikami specyficznymi dla danej inwestycji takimi jak: szczegółowa lokalizacja, aktualna sytuacja na rynku mieszkaniowym, dostępność kredytów itd. Proponowany model panelowy pozwoli uwzględnić fundamentalne różnice pomiędzy poziomem cen i kosztów budowy dla wyszczególnionych miast oraz jednocześnie wyciągnąć wnioski ogólne na temat rzeczywistej roli kosztów w kształtowaniu cen na rynku mieszkaniowym.
