La Calidad de Vida en los Barrios de Buenos Aires: Estimaciones Hedónicas de la Valuación de los Amenities Urbano y su Distribución Espacial

Abstract

Este trabajo estima un índice de calidad de vida para los 47 barrios de la ciudad de Buenos Aires. Este índice se deriva de los resultados de regresiones hedónicas y corresponde a la valuación de una canasta de amenities urbanos. El análisis se divide en tres partes. Primero, se realiza un detallado análisis espacial para determinar el tipo de regresión a utilizar. Segundo, se estiman regresiones expandidas con características a nivel de barrio que varían por propiedad. Finalmente, se deriva el índice y se estudian las diferencias entre y dentro de los barrios para la ciudad de Buenos Aires. Los principales resultados indican que existe una leve correlación especial en precios y un nivel mucho mayor en calidad de vida. Dentro de los barrios, la evidencia muestra que los barrios más desiguales en precios no necesariamente lo son con respecto a calidad de vida.
