Factores de Macrolocalização dos Centros Comerciais em Portugal

Abstract

O estudo levado a cabo procurou testar, a partir de um modelo de regressão linear múltipla (métodos enter e stepwise), os factores de macrolocalização comercial adiantados pela teoria. Os resultados obtidos permitem aceitar as hipóteses formuladas, excepto a que se reporta à acessibilidade. Assim, os promotores dos centros comerciais tendem a investir nas regiões onde a densidade populacional é maior e os rendimentos per capita são mais elevados, onde a concorrência é mais baixa (retalhistas per capita), a escolher as regiões onde os rendimentos são mais elevados e os custos de instalação são menores. Não se encontrou fundamento empírico para a medida de acessibilidade, embora a variável apresentasse o sinal correcto.
