Lakóingatlanárak és települési különbségek
[Housing prices and location differences]

Abstract

Tanulmányunkban a magyarországi lakóingatlanok árszintjére ható tényezőket vizsgáljuk, egyedi adásvételi adatokat felhasználva. Kutatásunk az ingatlanok elhelyezkedésének szerepére koncentrál. Az árakra ható települési jellemzőket négy tényezőcsoportba (természetföldrajzi, elérhetőségi, oktatási-egészségügyi ellátottsági és közigazgatási funkciók) sorolva igazoljuk, hogy azok az ingatlanárak magyarázatában fontosnak bizonyulnak. Emellett azt is vizsgáljuk, hogy e tényezőcsoportok hatása hogyan változik, ha a települések népességére és belterületére, illetve a lakosok átlagos jövedelmére, azaz az agglomerációs és jövedelmi hatásokra kontrollálunk modelljeinkben. Két megállapításra jutunk. Egyrészt azt találjuk, hogy mind a négy tényezőcsoport fontos lehet az ingatlanár-különbségek megértésében: az egyes jellemzők az ingatlanárak varianciájának 2-5 százalékát, együttesen pedig mintegy 15 százalékát magyarázzák. Másrészt egy olyan hedonikus lakásármodell becslése során, amelyben az agglomerációs és jövedelemi hatásokat szerepeltetjük, a tényezőcsoportok közül elegendő a természetföldrajzi tényezőket figyelembe venni.* Journal of Economic Literature (JEL) kód: R30, R31.
