Abstract

El presente trabajo de investigación tiene como objetivo principal verificar las bondades que aportan la metodología de precios hedónicos a la valoración de inmuebles, mediante la obtención de una muestra con precios de oferta del segmento medio y semilujo, siendo en nuestro estudio el precio como la variable dependiente y una serie de variables independientes que influyen en el precio, se pretende explicar de una manera más objetiva el valor de mercado. La estimación de valor de mercado de un activo fijo es de gran importancia para infinidad de trámites y toma de decisiones, tal es el caso de las instituciones financieras para tomar en garantía de préstamo, a las empresas para conocer cuánto valen sus activos fijos, gobierno para cobrar impuestos y una infinidad de usos que se le pueden dar, se trata de verificar que variables explican el precio que reflejen las condiciones de mercado.
