Avaliação De Um Imóvel Singular, Com Acesso Ao Canal De Baía E Com Calado Suficiente Para Recebimento De Embarcações. (Estudo De Caso)

Abstract

Este trabalho pretende de forma objetiva e tão simples quanto possível, estabelecer uma marcha numérica baseada em atributos arbitrados através de códigos alocados ponderados, para cálculo do que é definido como sendo o valor de um bem (terreno), com acesso a água em zona propicia a implantação de Estaleiros para embarcações de médio porte. O valor deste terreno, em síntese, é acrescido de uma singularidade, que é possível ser calculada e que reveste o bem e que possa justifica-lo com um bem de valor de fato e que merece ser valorado. Nesse contexto, este estudo retrospectivo, pretende justificar, a atribuição do valor de mercado que possa ser adicionado ao imóvel com estas singularidades.
