Um Novo Método para Avaliar Empresas de Real Estate

Abstract

Há uma discussão crescente sobre o fair value de empresas de Real Estate de capital aberto devido a dois fatores: a volatilidade apresentada desde a onda de abertura de capital e a queda nos preços das ações. É sabido que os modelos tradicionais de valuation não são adequados para avaliar alguns tipos de ativos como os cíclicos, caso do setor de real estate. Este artigo identifica uma forma alternativa de avaliar essa tipologia de empresa através dos reais indutores de valor que são os ativos intangíveis como modelo de negócios eknow how. Através de uma pesquisa bibliográfica e a análise dos prospectos de abertura de capital foi proposto um modelo que identifica e mede os ativos de empresas de real estate através de quatro dimensões: capital de propriedade, capital humano, capital de mercado e capital relacional.
