Existe uma melhor configuração para o financiamento imobiliário no Brasil?

Abstract

Este artigo mostra os efeitos das mudanças na condução da política de financiamento imobiliário por parte do governo. Esta política, por ser abrupta, impulsiona o aumento de prazos de financiamento, provocando, com isso, uma pressão sobre preços e uma transferência de renda de novos adquirentes para proprietários correntes e o próprio governo (por meio do aumento generalizado de preços de imóveis e os correspondentes impostos incidentes sobre essa base mais alta). Neste artigo discute-se o principal efeito dessa política de prazos além de outras variáveis nas condições de financiamento e sugere-se alternativas.
