Abstract

Na avaliação de bens , quando é utilizado o método comparativo de dados de mercado, uma das preocupações é verificar se o modelo adotado para o tratamento de dados não homogêneos é adequado.Quando utilizado o tratamento por inferência estatística, a análise de resíduos tem-se demonstrado uma ferramenta muito útil para verificar se o modelo encontrado está adequado.Esta mesma análise não deve ser dispensada quando o tratamento utilizado seja a homogeneização por fatores.Através de exemplos, será demonstrada esta tese.
