Oferta Pública e Demanda Privada por Transporte em São Paulo: Uma Análise Espacial para Preços Implícitos de Vagas de Garagem

Abstract

Este trabalho tem como objetivo analisar a dinâmica da oferta pública e demanda privada por transporte em São Paulo por meio de modelagem espacial para estimação dos preços implícitos de vagas de garagens. Foi realizado um modelo semiparamétrico com ofertas do início de 2016 no portal Zap Imóveis com diversas características e amenidades de apartamentos residenciais na Região Metropolitana de São Paulo. Foi utilizado o método de preços hedônicos para estimar a variação porcentual no preço de um imóvel quando há a variação de uma vaga de garagem nas suas características. Por meio deste processo será analisado o padrão espacial obtido e suas relações econômicas.
