Indices et evaluation de l'immobilier: developpements recents

Abstract

Dans un precedent article (Bender et Hoesli, 1996), les auteurs ont discute les raisons pour lesquelles il est necessaire d'evaluer periodiquement a la valeur de marche les portefeuilles immobiliers des investisseurs institutionnels. Il ressort des recherches recentes que la meilleure solution pour proceder a cette evaluation consiste a utiliser l'approche hedoniste. Les auteurs ont etroitement collabore a la creation pour la Suisse d'indices de prix, d'indices de performance et de modeles d'evaluation. Ils presentent dans cet article les caracteristiques des indices hedonistes CIFI (Centre d'Information et de Formation Immobilihres) actuellement disponibles pour les villas, les appartements en PPE et les immeubles residentiels. Ils preconisent l'utilisation des modeles hedonistes pour evaluer les patrimoines immobliers qui servent d'apport, notamment dans le cadre d'une restructuration d'entreprise ou de la creation d'un fonds de placement immobilier. Enfin, en matiere de performance, ils relevent que l'indice de l'immoblier "physique" est sensiblement different de celui de l'immoblier "papier".
