Abstract

The hedonic-price methodis a major tool for assessing the value that households assignto the change in a natural amenity. Using transactions conductedin 2005 for coastal homes in western Brittany(France), we apply the methodto estimate the value that buyers assign to the oceanside location via their willingness to pay to be closer to the shore and to enjoy a better sea view. Our calculation takes into account problematic factors such as market segmentation and potential endogeneity of certain housing features. Our results indicate that coastal location influences property prices significantly and that the average willingness to pay to reduce the distance to the sea varies according to the initial distance.
