Utilisation de la méthode des prix hédonistes pour l'évaluation des aménités agricoles et forestières : Etat des lieux et données disponibles

Abstract

Parmi les méthodes de l'économie de l'environnement, la méthode des prix hédonistes a été relativement peu utilisée pour estimer les aménités produites par l'agriculture ou la sylviculture. Or, contrairement à la méthode de l'évaluation contingente, elle présente l'avantage de reposer sur des données de transactions et non des données d'enquêtes dont les interprétations sont toujours sujettes à de nombreux biais. Les résultats obtenus avec la méthode des prix hédonistes (notamment dans les pays anglo-saxons) montrent que les aménités agricoles ou forestières sont en mesure d'expliquer l'amplitude des variations du prix de l'immobilier en milieu rural dans des proportions non négligeables (entre 7 % et 30 % selon les pays et le type d'espace rural). Néanmoins, la méthode des prix hédonistes présente un certain nombre de difficultés principalement d'ordre empirique. Celles-ci sont au nombre de trois: choix d'une zone de taille pertinente, choix des variables indépendantes, disponibilité des données.
