Indexmieten bleiben Randerscheinung, außer im Neubau und in Großstädten

Abstract

Mit dem starken Anstieg der Inflation im Jahr 2022 rückte die Diskussion über Indexmieten bei der Vermietung von Wohnimmobilien verstärkt in den Fokus. Trotz der öffentlichen Aufmerksamkeit stellen Indexmieten mit bislang lediglich 2,6 % aller Mietverhältnisse eine Randerscheinung am deutschen Wohnungsmarkt dar. Allerdings zeigen sich deutliche Unterschiede in ihrer regionalen Verbreitung, sowie abhängig vom Gebäudealter und dem Einzugsjahr. Die häufigere Nutzung im Neubau in den Großstädten stellt nicht nur die Regulierung von Indexmieten in den Fokus, sondern wirft auch grundsätzliche Fragen zur Mietgesetzgebung insgesamt auf.
