Abstract

Uppsatsen behandlar äganderättsbegreppets förändring i den svenska hyreshussektorn. Särskild uppmärksamhet ägnas åt bostadsrättsinstitutets ställning och utveckling. Den täckta tidsperioden är 1900-talet, men ett särskilt utrymme ägnas åt 1970-talets utveckling. Från och med 1942 kom äganderättsbegreppet att spädas ut i sektorn, när hyres- och kapitalmarknadsregleringar i växande utsträckning tömde det på konkret innehåll. Viktiga institutionella förändringar genomfördes från och med 1969, vilka innebar att både bostadsrätts- och fastighetsmarknaden kom att fungera på ett effektivare sätt. Ett dynamiskt 1970-tal följde, när en omfattande legislativ aktivitet ägnades åt att begränsa vissa aktörers tillträde till de framväxande nya marknaderna. Effekten av lagstiftningen blev efterhand att bostadsrättsföreningars ställning jämförelsevis stärktes. Även bostadsrättsinstitutet har ägnats stor legislativ uppmärksamhet, men det har visat sig mycket svårt att hindra boendeformens fortsatta tillväxt. Slutligen diskuteras det möjliga sambandet mellan bostadsrättsformens utbredning och den återhämtning som skett i svenska innerstäder efter 1975. Slutsatsen är att ett starkt samband mellan äganderätt och städers attraktivitet förefaller finnas.
