Efectos interregionales en el mercado de vivienda nueva: Colombia 1997 – 2013

Abstract

La formación de los precios de los activos inmobiliarios guarda un componente de interrelación regional que se explica por el comercio interregional, los movimientos poblacionales, la oferta de insumos para la construcción y la política macroeconómica de nivel nacional, entre otros. El objetivo de este trabajo es evaluar el efecto de dicha interrelación a través de los precios de vivienda nueva de las siete principales ciudades de Colombia durante el periodo 1999Q2 – 2013Q3, con el fin de evaluar la presencia de convergencia regional en los precios y determinar si existe o no un efecto difusión en el mercado de la vivienda nueva en Colombia. Utilizando técnicas de series de tiempo se muestra que los mercados locales convergen en el largo plazo y que no existe efecto difusión entendido como la transferencia interregional de choques de precios originados en Bogotá.
