Abstract

Zusammenfassung Flächenmanagement hat sich in Regionalbanken von einer operativen Aufgabe zu einem strategischen Steuerungshebel entwickelt. Getrieben von Digitalisierung, hybriden Arbeitsformen und veränderten Kundenerwartungen werden Immobilien als flexible Begegnungs- und Arbeitsräume verstanden, die Kosten, Effizienz, Arbeitgeberattraktivität und Kundenerlebnis gleichermaßen prägen. Europäische Leitplanken – insbesondere die CSRD (EU) 2022/2464 und die EPBD (EU) 2024/1275 – verlangen, Flächennutzung, Energieeffizienz und deren Wirkungen transparent zu steuern und offenzulegen. Dieses Kapitel zeigt, wie moderne Methoden der Flächenanalyse (Auslastungs- und Produktivitätskennzahlen), nutzerzentrierte Planung und qualitätsorientierte Gestaltung zusammenwirken und wie digitale Werkzeuge – von CAFM/IWMS über IoT-Sensorik bis zum Digital Twin – den Betrieb messbar optimieren. Anhand übertragbarer Praxisbeispiele wird erläutert, wie Desk-Sharing, modulare Raumprogramme und Aufenthaltsqualität zu Flächenreduktion, geringeren Emissionen und höherer Zufriedenheit führen. Der Fokus liegt auf der integrierten Bewertung ökonomischer, ökologischer und sozialer Kriterien (ESG) sowie der Einbettung in prüfsichere Steuerungs- und Reportingprozesse für Genossenschaftsbanken und Sparkassen.
