Abstract

Zusammenfassung Zukunftstechnologien verändern das Corporate Real Estate Management (CREM) von Regionalbanken grundlegend. Künstliche Intelligenz, Predictive Maintenance, digitale Zwillinge und Smart-Building-Strategien schaffen neue Möglichkeiten, Immobilien nicht nur effizienter, sondern auch nachhaltiger und gesellschaftlich wirksamer zu betreiben. Dieses Kapitel zeigt, wie die Digitalisierung zur Brücke zwischen ökonomischer Wertschöpfung, ökologischer Verantwortung und sozialer Teilhabe wird. Im Fokus stehen Chancen und Herausforderungen bei Datensouveränität, Interoperabilität und regulatorischen Anforderungen wie EPBD 2024 oder CSRD. Hinzu kommen aufsichtsrechtliche Vorgaben wie die MaRisk (BaFin, RS 05/2023 (BA)) und die BAIT (Rundschreiben 10/2017 (BA)), die EU-Verordnung DORA (2022/2554) sowie die NIS2-Richtlinie (2022/2555) für Cybersicherheitsanforderungen. Praxisbeispiele aus Genossenschaftsbanken und Sparkassen verdeutlichen, wie digitale Strategien bereits heute im Gebäudebetrieb, in der Flächensteuerung und im Reporting verankert werden. CREM wird damit zu einer Schlüsseldisziplin, die Betriebskosten senkt, ESG-Kriterien erfüllt und zugleich Resilienz und Zukunftsfähigkeit der Banken sichert.
