Abstract

Zusammenfassung Die EU-Gebäuderichtlinie 2024/1275 (EPBD) markiert einen Wendepunkt in der europäischen Energie- und Klimapolitik. Sie verpflichtet Banken, ihre Immobilienbestände systematisch auf Energieeffizienz und Dekarbonisierung auszurichten. Für Regionalbanken steigen damit die Anforderungen an Sanierung, Reporting und Investitionsplanung – gleichzeitig eröffnen sich Chancen durch nachhaltige Filialkonzepte, transparente ESG-Kommunikation und die Nutzung von Förderprogrammen. Das Kapitel zeigt, wie Banken ihre Immobilienportfolios entlang der Richtlinie bewerten, Strategien entwickeln und in eine Roadmap überführen können. Der Vergleich von EPBD und Gebäudeenergiegesetz (GEG) verdeutlicht die regulatorische Verzahnung. Best-Practice-Beispiele illustrieren erfolgreiche Umsetzungen und geben Regionalbanken ein Instrumentarium an die Hand, um regulatorische Pflichten in Wettbewerbsvorteile zu transformieren.
