Abstract

Zusammenfassung Die Diskussion um Outsourcing versus Insourcing prägt seit vielen Jahren das Immobilien- und Facility Management. Für Regionalbanken stellt sich diese Frage besonders scharf, da ihre Immobilienbestände nicht nur betriebswirtschaftliche Objekte, sondern auch Ausdruck regionaler Verantwortung sind. Outsourcing-Modelle versprechen Kostenvorteile und Effizienzgewinne, bergen jedoch erhebliche Risiken: Verlust von Steuerungskompetenz, Abhängigkeit von Dienstleistern, mangelnde Datenhoheit und Schwierigkeiten bei der ESG- und Regulatorik-Compliance. Insourcing hingegen stärkt die Kontrolle über Qualität, Kosten und Nachhaltigkeit und ermöglicht, Wissen im eigenen Haus aufzubauen. Dieses Kapitel zeigt, warum zentrale CREM-Leistungen in Genossenschaftsbanken und Sparkassen intern verankert bleiben sollten. Es erläutert regulatorische und strategische Rahmenbedingungen, gibt Vorständen Entscheidungskriterien an die Hand und zeigt praxisnahe hybride Modelle und Verbundlösungen auf, die die Vorteile beider Welten kombinieren.
