Abstract

Zusammenfassung Revitalisierung und Umnutzung von Bestandsimmobilien gewinnen für Regionalbanken immer mehr an Bedeutung. Viele Bankgebäude sind technisch veraltet, energetisch ineffizient und erfüllen die Anforderungen von Kundinnen und Kunden, Mitarbeitenden und Regulatorik nicht mehr. Anstatt auf kostspielige Neubauten zu setzen, können Banken durch gezielte Revitalisierung Lebenszyklen verlängern, ESG-Ziele erfüllen und ihre regionale Präsenz sichern. Dieses Kapitel zeigt praxisnah, wie Revitalisierungen geplant, bewertet und umgesetzt werden – von der strategischen Entscheidungsfindung über Prozessgestaltung und Akzeptanzmanagement bis hin zu Wirtschaftlichkeitsanalysen. Es stellt Vorgehensmodelle, Bewertungsmethoden und Steuerungsinstrumente dar, die Regionalbanken bei Revitalisierungen und Umnutzungen im Bestand zur faktenbasierten Entscheidung, regulatorischen Absicherung und wirtschaftlichen Umsetzung nutzen können. Abbildungen, Methoden und Best-Practice-Boxen veranschaulichen die Wechselwirkungen zwischen Wirtschaftlichkeit, ESG-Anforderungen und regionaler Wirkung und zeigen, wie diese in der Projektpraxis konsistent gesteuert werden können.
