Abstract

ZusammenfassungDie organisatorische Verankerung des CREM entscheidet maßgeblich über dessen Wirksamkeit in Regionalbanken. Strukturen, Rollen und Schnittstellen bestimmen, ob Immobilienmanagement lediglich eine operative Verwaltungsfunktion bleibt oder als strategische Steuerungseinheit in die Gesamtbank integriert wird. Zentralisierte, dezentrale oder hybride Organisationsmodelle bringen unterschiedliche Vor- und Nachteile mit sich, die sich unmittelbar auf Effizienz, Transparenz, Governance und ESG-Reporting auswirken. Gleichzeitig wächst die Bedeutung klar definierter Rollen und Kompetenzen, da Regulatorik, Digitalisierung und Nachhaltigkeit neue Anforderungen an das Fachwissen und die Steuerungsfähigkeit der CREM-Mitarbeitenden stellen. Dieses Kapitel zeigt, welche Organisationsstrukturen sich in der Praxis bewährt haben, wie Schnittstellen zum Risikomanagement, Controlling und zur IT ausgestaltet sein sollten, und warum die Entwicklung einer belastbaren Kompetenzarchitektur zum entscheidenden Erfolgsfaktor wird.
