Key Drivers of Competitiveness in Heritage Hotels

Abstract

Heritage hotels represent a unique segment of the hospitality industry, combining cultural value with commercial potential. Historic buildings converted into hotels offer not only accommodation, but also immersive experiences rooted in architecture, tradition, and local identity. The aim of this study is to identify the key drivers of competitiveness in heritage hotels on the example of Slovakia. Data were collected through a structured questionnaire distributed to heritage hotels that are members of the Association of Historic Hotels of Slovakia. The survey explored aspects such as target customer segments, perceived competitive advantages, pricing strategies, marketing tools, customer satisfaction monitoring, and innovation. Findings indicate that the most significant competitive advantages include uniqueness, architectural heritage, historical atmosphere, and personalized guest service. Moreover, many hotels emphasize sustainability, technological and product innovations, and the integration of local culture as key differentiators. The study highlights the importance of combining authentic historical character with modern hospitality standards to maintain and enhance competitiveness. Heritage hotels in Slovakia actively compete not only through superior service and branding but also through their ability to deliver emotional and memorable guest experiences. The results provide valuable insights for hoteliers, destination managers, and policymakers aiming to strengthen the market position of heritage accommodations in a competitive tourism environment.
