Cadastral Documentation in Real Valuation

Abstract

The cadastral office can provide an important input to valuation, since cadastral reports carried out by certified geodetic engineers contain a host of useful data to valuers. The data collected in cadastral surveys regard the immovable asset's physical features (such as property dimension or property boundaries), economic particulars (such as class of use) and legal aspects (right of ownership or limited real rights). This paper is a review of all the cadastral documents that a valuer can capitalise on in his assessment and obtain from the owner of the real asset. Consequently, we introduce the role and scope of activity of the cadastral office, the taxonomy it uses and we describe in detail the various cadastral documents issued by cadastral experts - when, for instance, a property is entered in the general cadastre inventory or the specialized cadastre, or when the right of ownership in entered in the land registry. Such documents are issued to the owner and they can be further used by real estate valuers either when they are assigned a valuation or do valuation reviews.
