Proposed Methods for Valuation of Energy Efficient Buildings

Abstract

A new trend in real estate business lately is consideration of energy efficiency as a marketable feature of buildings. The issue is a new research domain, which includes development of new valuation methodologies to quantify the energy efficiency. This paper proposes original methodologies to calculate the added value of buildings, generated by its energy performance. The methods are based on data extracted from the Energy Performance Certificate. The first method presented in this paper is useful in the income approach, while the second one is useful in the sales comparison approach. Examples of calculation are presented for each new method.
