Mietwohnungen in München – Ein Vergleich von Zensusdaten und Mietspiegeldaten

Abstract

Zusammenfassung Mietspiegel bilden aufgrund der gesetzlich festgelegten Datenbasis immer nur eine Teilmenge des Mietwohnungsbestands einer Stadt ab. Die Gebäude- und Wohnungszählung des Zensus 2022 ist dagegen eine Vollerhebung des Wohnungsbestands. In diesem Artikel vergleichen wir Unterschiede im Mietwohnungsbestand der Stadt München zwischen dem Mietspiegel für München 2023 und dem Zensus 2022. Die strukturellen Unterschiede im Wohnungsbestand werden durch die Parameter Nettokaltmiete und Wohnfläche sowie dem Vermietertyp veranschaulicht. Die Ergebnisse zeigen, dass im Mietspiegel 2023 die Miete höher ist als im Zensus 2022. Ein Vergleich der im Zensus 2022 abgefragten Miete mit dem Niveau des Mietspiegels 2021, der zum Zeitpunkt der Erhebung gültig war, zeigt, dass das Mietniveau von der Art des Eigentümers abhängt. Wohnungen, deren Vermieter Kommunen und andere nicht gewinnorientierte Vermieter sind, weisen ein Mietniveau unterhalb des gültigen Mietspiegels auf. Ist der Eigentümer eines Gebäudes eine Privatperson oder ein privates Unternehmen, kann im Mittel ein Mietniveau in Höhe des Mietspiegels beobachtet werden. Sind die Wohnungen eines Gebäudes im Besitz einer Gemeinschaft von Wohnungseigentümern liegen die Mieten im Mittel über dem Niveau des Mietspiegels.
