Determinación de los precios implícitos en bienes inmuebles: Una alternativa a la modelización hedónica

Abstract

RESUMEN Recientemente un nuevo enfoque para estimar el valor de bienes inmuebles está siendo cada vez más usado. Para ello se usan atributos internos del bien, y externos, del entorno, pues ambos son percibidos de forma diferente en el mercado. Así pues, propiedades con nivel de precios similar son consideradas como claramente diferenciadas en los mercados inmobiliarios. Las técnicas de Inteligencia Arti cial proporcionan nuevas posibilidades, en comparación con la modelización econométrica clásica. Se usa una red neuronal tipo perceptrón bicapa con 14 nodos en cada capa oculta para predecir el precio de viviendas en el mercado secundario. Los precios implícitos se obtiene de forma ventajosa a los obtenidos con la modelización hedónica, incrementándose la precisión en la estimación de las transacciones. La no linealidad implícita en las redes se ajusta de forma más precisa a la realidad, al estimar los precios marginales de los atributos de una propiedad; a partir de la red estimada se ob5tienen estos precios marginales, usando datos de una ciudad de tamaño medio. La metodología es generalizable a otros mercados. SUMMARY Recently, a new approach to dwelling value modelling is taking shape, taking into account that different internal and external attributes are perceived separately by the market. Thus, properties with similar price levels are considered as quite different in the real estate exchanges. Arti cial intelligence provides new tools, as neural networks, as an alternative to classical econometric modelling. A multilayer perceptron type NN, 5:14s:14s:1 is used to forecast the price of real estate properties in a case study. Implicit prices can be estimated advantageously to the hedonic framework, showing an increase in the precision attained in such a peculiar market. The non linear approach provided by neural networks ts better to the observed variability in the marginal prices in dwelling s attributes; they can also be obtained in an explicit way, using the particular network estimated. The methodology proposed can be easily adapted to different markets.
