Abstract

[fre] En onze ans, de 1973 à 1984, la valeur nominale du parc de logements a augmenté en moyenne de 12,7 % par an. La croissance du parc a été modérée, de l'ordre de 1,6% par an, mais la qualité des logements s'est sensiblement améliorée, qu'il s'agisse de leur surface ou de leur niveau de confort. C'est toutefois le rôle de l'inflation qui est prépondérant. Au cours des dernières années, les prix de l'immobilier, neuf ou ancien, ont augmenté moins vite que l'indice des prix à la consommation. . Les Français aiment bien la pierre, mais cet amour a changé de forme : ils sont de plus en plus nombreux à posséder leur résidence principale et de moins en moins portés sur l'investissement locatif. Ils possèdent donc toujours une part importante du patrimoine de logements, autour de 80 %, mais celle-ci croît très lentement. [eng] The value of the housing stock more than 8,000 billion francs - In the eleven years from 1973 to 1 984, the nominal value of the housing stock increased on average by 1 2.7 % each year. The growth of the number of apartments was moderate, on the order of 1.6 % annually, but their quality improved considerably with respect to surface area or conveniences. Still, inflation played the dominant role. In the course of the years 1980 to 1983, however, real estate prices, in new or old buildings, increased less rapidly than did the consumer price index. . The French are very fond of real property, but this love has changed in nature : more and more of them own their main home and fewer and fewer of them are interested in rental investment. Thus, they still own a significant part of the housing wealth, around 80 %, and this part has even grown very slowly.
