Nouvelles centralités et valeurs immobilières : vers un découplage des centralités résidentielles et économiques ?

Abstract

Cet article vise à mesurer l’impact des centralités émergentes sur les valeurs immobilières résidentielles et commerciales dans l’agglomération bordelaise, à travers l’estimation de gradients de prix immobiliers polycentriques. Les différentes échelles du polycentrisme sont explorées à travers la prise en compte de deux types de centralités secondaires (par émergence et par intégration de villes satellites). Deux types de découplages de la centralité urbaine sont explorés. La centralité résidentielle se recompose par l’influence croissante d’une logique d’aménités au détriment de l’accessibilité. La centralité économique se distingue par ailleurs nettement de la centralité résidentielle.
