Abstract
Empirical evidence strongly suggests that the continuous expansion of the population is intrinsically connected to the escalating demand for non-agricultural land, particularly for residential and infrastructural development, which subsequently catalyzes the widespread conversion of agricultural land into non-agricultural purposes. In light of this phenomenon, the present study endeavors to conduct a comprehensive analysis aimed at identifying the multifaceted determinants that actively drive the transformation of agricultural land while simultaneously examining the underlying factors that serve as constraints or deterrents to such land-use conversions within the specific geographical context of the Gambut Sub-district in Banjar Regency. The research utilized the binary logistic regression technique with the IBM SPSS Statistics 26 software, gathering data through face-to-face interviews supported by questionnaires. The research sample consisted of a total of 60 participants, strategically selected to include 40 individuals who had engaged in the conversion of agricultural land and 20 individuals who had refrained from such transformations. The empirical findings of this study indicate that the primary determinants influencing the conversion of agricultural land within the Gambut Sub-district of Banjar Regency are predominantly associated with the economic valuation of the land, particularly its selling price, alongside demographic considerations such as the number of family members dependent on the landowner. In contrast spatial attributes, including the geographical location and overall size of the land, were observed to exert only a marginal and statistically insignificant influence on the likelihood of agricultural land conversion, suggesting that economic and social factors play a more pivotal role in shaping land-use decisions within the region.
