Turismo sostenible y especulación de la vivienda en Euskadi. Diagnóstico y desafíos en el contexto de las “viviendas turísticas”

Abstract

A través de la combinación de fuentes documentales y estadísticas, este artículo diagnostica la presencia de las “viviendas turísticas” en Euskadi en el marco de los retos del turismo sostenible. Se lleva a cabo una caracterización de las “viviendas turísticas”, se analiza su presencia y distribución a nivel de territorios históricos y municipios, se calculan índices de saturación y se presenta su correlación con las “zonas tensionadas”; además de incluir el estudio de caso de Bilbao. Se constata el alto número de “viviendas turísticas” en Euskadi -cerca de 5.000 en 2024- y los riesgos de “turistificación”, “gentrificación” y “financiarización de la vivienda”. Se incluyen una serie de propuestas que deberían ser lide­radas por las gobernanzas de los territorios.
