Ortaklýða Dayalý Yeni Bir Konut Finansman Modeli: Örnek Uygulamalar

Abstract

Klasik bankalar, katýlým bankalarý ya da kredi kurumlarý tarafýndan en sýk kullanýlan finansman yöntemlerinden biri, konut finansman yöntemidir. Katýlým bankalarý tarafýndan sunulan konut finansman yöntemi ise ortaklýða dayalý konut finansman modelidir. Ortaklýða dayalý konut finansman modelinde, müþteri ile kredi kurumu belli oranlarda finansman saðlayarak ortaklaþa bir konut satýn alýrlar. Müþteri konuta yerleþir. Her ay müþteri konut kirasý ile belli bir miktarý geri ödeme olarak kredi kurumuna verir. Böylece her ay müþterinin hissesi deðiþmekte ve hissesi oranýndaki kira geliri de geri ödeme olarak gerçekleþmektedir. Müþterinin hissesi % 100 olduðunda konut müþteriye devredilerek konut finansman modeli sonlandýrýlmýþ olur. Bu çalýþmada ele alýnan modelin geri ödemelerinin ilk u adedinin miktarý müþteri tarafýndan belirlendiði bir konut finansman modeli geliþtirilmiþ ve modelin iþleyiþi uygulamalý örneklerle izah edilmektedir. Bu çalýþma faizsiz bir þekilde konut sahibi olmak isteyen potansiyel müþterilere önemli katký saðlayacaðý düþünülmektedir.
