Zwischen Nachfrageboom und Baukostenanstieg: Strukturelle Herausforderungen des Wohnungsmarkts in Deutschland

Abstract

Der deutsche Wohnungsmarkt steht 2025 vor einer dop¬pelten Herausforderung. Einerseits steigt die Nachfrage nach Wohnraum aufgrund demografischer Entwicklungen, andererseits bricht die Neubautätigkeit ein, ohne dass in den nächsten Jahren eine Trendwende realistisch ist, während die Baukosten auf Rekordhöhe klettern und das Problem verschärfen. Die Folge ist ein wachsendes ge¬nerelles Versorgungsdefizit in allen Segmenten, wobei die Auswirkungen insbesondere im Bereich des bezahlbaren und sozialen Wohnens zunehmend zur sozialen Belastungsprobe werden.
