Théorie économique de la ville discontinue

Abstract

Discontinuous (leapfrog) development is a kind of urban sprawl, defined as a lack of continuity in expansion. This article proceeds to make a survey of the theoretical explanations of leapfrog development. We follow a twofold explanation, in line with the two traditionnal conceptions of space in economics. First, when space is homogeneous, leapfrog development is caused by speculative behaviour from landowners, who don?t develop because they anticipate a rise in the price of land. Second, when space is heterogeneous, land use externalities produced by open spaces provoke discontinuities in the urbanization process. We finally point out some research questions to adress in the future so as to make progress in our comprehension of discontinuous development.
