La capitalisation immobilière des espaces verts dans la ville d'Angers. Une approche hédoniste

Abstract

The continuous expansion of French urban areas to the detriment of rural and natural areas should logically increase the need of parks on behalf of city-dwellers. In order to determine whether these parks are capitalized into real estate values, we use a hedonic pricing model applied to the city of Angers over the period 2004-2005. We improve the traditional model by using various landscape metrics calculated with geographical information systems. We observe in particular that the distance to urban parks and their density are important factors in residential choices. Classification JEL : C31, Q51, Q57
