The Role of Road Transport Infrastructure in Shaping Property Values in West African (Ghana and Nigeria): A Review of Literature

This study investigates the multifaceted impacts of road transport infrastructure on property values in West African cities, emphasizing urban and peri-urban settings. The research integrates a comprehensive literature review with empirical analyses to explore the factors affecting property value dynamics, including proximity to roads, traffic congestion, noise pollution, and socio-economic characteristics. Empirical evidence from countries such as Ghana and Nigeria reveal that well-planned road improvements generally enhance property values by improving accessibility and connectivity. However, challenges such as increased noise levels and traffic congestion can detract from residential desirability, particularly in densely populated urban areas. The study underscores the importance of integrated urban planning strategies that balance infrastructure development with environmental sustainability and community well-being. Recommendations for policymakers and urban planners include investment in infrastructure maintenance, the promotion of sustainable transport modes, and enhanced community engagement to align road transport projects with local development priorities.
