Rozwój rynku kredytów hipotecznych w Polsce

Abstract

Przedmiotem artykułu jest zarówno analiza i ocena rozwoju rynku kredytów hipotecznych w Polsce w latach 2008–2023, jak również ocena tendencji zmian, jakie mogą nastąpić na rynku w tym obszarze w najbliższym czasie. Do badań wykorzystano klasyczne modele trendu, które zastosowano do prognozowania zmian, jakie będą zachodziły na rynku kredytów hipotecznych w Polsce pod koniec 2024 oraz w 2025 r. Analizy dokonano z użyciem programu STATISTICA 13.3. Rosnący popyt na kredyty hipoteczne spotyka się obecnie z niską podażą mieszkań, co w konsekwencji wpływa na wzrost cen mieszkań w Polsce. Kredyty hipoteczne, w porównaniu z innymi kredytami, należą do najlepiej spłacanych, w przypadku których występują najniższe wskaźniki szkodowości (NPL, non performing loans). Na podstawie przeprowadzonej analizy rynku kredytów hipotecznych w Polsce można stwierdzić, że jest on rozwojowy, co przejawiać się będzie nie tylko we wzroście wartości udzielanych kredytów i wzroście cen mieszkań wskutek zwiększającego się popytu, lecz również w rozszerzaniu oferty kredytowej przez banki.
