Marktbericht Wohnen für Ältere in Berlin

Abstract

* Die absolute Anzahl Älterer in Berlin steigt bis 2030 auf 844.000 Personen, der Anteil der Hoch-altrigen wächst dabei von 4,7% in 2015 auf 6,9% (263.000 Personen) in 2030. * Die Wohnwünsche der Berliner Bevölkerung für das Leben im Alter - Selbstbestimmung, Eigenständigkeit, Privatsphäre - folgen den bundesweiten Trends, die Akzeptanz alternativer Wohnformen liegt aber deutlich über Bundesdurchschnitt. * Wohnen wird weiterhin teurer. Nicht nur in zentralen Lagen, sondern auch am Stadtrand gab es deutliche Mietpreissteigerungen in den letzten fünf Jahren. * Die Bautätigkeit hinkt der Nachfragentwicklung hinterher. Allein in den letzten drei Jahren wurden mehr als 25.000 neue Wohneinheiten errichtet, angesichts der veränderten Nachfragestruktur bei weitem nicht ausreichend. * Gefragt sind vor allem barrierearme Wohnungen mittlerer Größe. * Die älteren Berliner möchten im Durchschnitt in 23 qm kleineren Wohnungen leben. Würden und könnten sie ihrem Wunsch folgen und sich kleiner setzen, so könnten hochgerechnet über 200.000 Wohnungen ab 100 qm in Berlin frei werden.
