Kurzanalyse der aktuellen Mietenregulierung in Österreich

Abstract

In diesem Research Brief wird das aktuell in Begutachtung befindliche 5. Mietrechtliche Inflationslinderungsgesetz (5. MILG) aus ökonomischer Perspektive analysiert. Im Mittelpunkt stehen die drei zentralen Maßnahmen: Begrenzung der Wertsicherung, Erhöhung der Mindestbefristung, Mietenbremse für Mietrechtsgesetzmieten. Abschließend erfolgt eine Grobeinschätzung der Effekte auf den Wohnimmobilienmarkt sowie eine Ableitung von Schlussfolgerungen für einige der im Regierungsprogramm angekündigten weiteren Regulierungspläne und die Mietenregulierung insgesamt.
