Abstract

Dieser Research Brief gibt einen Überblick über die wichtigsten Ergebnisse der Studie "Die preisdämpfende Wirkung des gemeinnützigen Wohnbaus". Die Studie untersuchte in historischer und regionaler Perspektive den Einfluss des gemeinnützigen Wohnbaus in Österreich auf das gewinnorientierte Wohnungssegment. Der Schwerpunkt lag dabei auf Mietwohnungen. Mittels Analyse von Mikrozensus- und Registerdaten der letzten 50 Jahre kommt die Studie zu dem Schluss, dass gemeinnützige Bauvereinigungen (GBV) sowohl in Bezug auf Qualität als auch auf Miethöhe einen deutlichen Einfluss auf den gesamten österreichischen Wohnungsmarkt ausüben. Es konnte gezeigt werden, dass eine Steigerung des GBV-Anteils von 10% im Schnitt zu einem Rückgang der nicht-regulierten Mieten von 30 bis 40 Cent pro m2 führt. Im Durchschnitt entspricht dies in etwa 5% günstigeren Mieten im nicht-regulierten Mietsektor, der durch die preisdämpfende Wirkung von GBV entsteht.
