La alargada sombra de la inversión en vivienda sobre la inversión agregada de la economía española

Abstract

Este trabajo analiza las causas por las que la inversión en vivienda ha reducido su crecimiento entre los años 2021 y 2024 y avanza ciertas propuestas sobre por qué ese debilitamiento está condicionando el reducido crecimiento de la inversión agregada de la economía española. La tesis que se defiende contiene dos partes. En primer término, el hundimiento de la inversión en vivienda que siguió al estallido de la burbuja inmobiliario-financiera, entre 2008 y 2013, desembocó en la configuración de una variante del negocio en torno a la vivienda con una nueva estructura empresarial y unas nuevas condiciones del mercado., que sirvieron para alentar un fuerte incremento de la inversión en vivienda entre 2014 y 2019, pero considerando que el nivel de partida era muy bajo. Y, en segundo término, tras el shock provocado por la pandemia en 2020, la persistencia de esas características está restringiendo las posibilidades de crecimiento de la inversión en vivienda e impiden que ésta impulse el crecimiento de la inversión agregada.
