Abstract

Les prix du logement ont fortement augmenté en France depuis 1997 (80 % en termes nominaux à la mi-2004). La France est cependant loin d’être un cas isolé : les hausses atteignent 60 % aux États-Unis et même 140 % en Espagne et au Royaume-Uni sur la même période. Quatre ans après le krach boursier, se pose la question de la formation d’une bulle sur le marché du logement cette fois, et d’un risque d’éclatement en cas de ralentissement économique ou de resserrement monétaire, comme ce fut le cas à la fin des années 1980 (...).
