Asuntojen hinnanmuodostuksesta Suomessa. Ekonometrinen tutkimus asuntojen kysynnästä, tarjonnasta ja hinnoista 1970–1988

Abstract

Tutkimuksen ensimmäisessä osassa tarkastellaan asuntojen reaalihintojen pitkän ajan trendejä. Tätä varten laskettiin Helsingin veroviraston leimaverotiedoista Helsingin kantakaupungin asuntojen keskineliöhinnat vuosille 1947–1969. Aineistosta estimoitu reaalihintojen nousutrendi oli 6,5 prosenttia vuodessa. Vuosina 1970–1988 vuotuinen nousu Helsingin kantakaupungissa oli 3,3 prosenttia vuodessa kun vastaava luku koko maan osalta oli vain 0,8 prosenttia. Tutkimuksen toisessa osassa estimoitiin rekursiivinen kysyntä–tarjonta -malli, joka selitti vuosina 1970–1988 havaitun hintavaihtelun tilastollisin kriteerein tarkasteltuna varsin hyvin. Asuntojen kysyntää selittävät mallissa väestötekijät, reaalikorko, asuntojen tarjonnan lisäys sekä sisäsyntyiset hintaodotukset. Tarjontaan vaikuttavat puolestaan asuntojen hinnat, rakennuskustannukset ja suhdanneodotukset. Malli ennustaa asuntojen reaalihintojen laskevan 23 prosenttia vuoden 1990 aikana.
